Included with the monthly rent you get:

  • Free private wireless Internet access all over the property, inside and out.
  • Quarterly pest control to keep the buggies and critters away.
  • Weekly grounds maintenance to keep it clean and well kept.
  • The water bill is included, at least one less bill for you to pay.
  • Convenient access to shopping, quick and easy to get on with your day.
  • Easy access to the TAMU Shuttle Bus, less than a block from your door.
  • All maintenance is included, with 24/7 availability in case of emergency.
  • Laundry services close to your unit.
  • Local owners who value their property and the satisfaction of their tenants.

What else could you ask for? Hopefully not much because I think we’re about out of rabbits in our hat. But call right now and we’ll throw in a Sham-Wow.*

The kitchens include a refrigerator, oven/stove, and garbage disposal. Other than that they are not furnished.

We provide FREE water, regular pest control, lawn care, basic cable and internet service (equipment not included), and weekly porter service to keep the place looking nice. Residents pay individually metered electricity by the unit. There is no gas (utilities) connected to the units, so no bill there.

979RENT is excited to offer our new tenants cable and hardwired internet.

Please note the following:

  • You are not obligated to purchase additional “upgradable” services from Optimum.
  • If you decide to purchase additional services, it should be prorated as your unit includes free cable and hardwired internet (see below).
  • You can rent a wireless cable modem from Optimum or purchase your own. We recommend purchasing your own as a new modem would pay for itself in less than one year.
  • We recommend doing the installation yourself (follow the instructions below) to save money. Optimum will charge you a fee to come out and do the installation.

Monthly Services included for your unit are as follows:

  1. 200 Mbps High-Speed Internet Access.

Below is important information pertaining to the needed equipment within your unit:

TV: Each TV must have an HD DTAset top box (or any other digital box from Optimum) connected to view our digitally encrypted video services. You may rent them from our office at 1440 Texas Ave Ste 4, College Station, TX 77840.

Internet: Each unit will need a DOCSIS 3.0 (or greater) high-speed Internet cable modem to use the high-speed Internet services. The modem may be rented from Optimum (currently $5.00/month, subject to change) or you may provide your own. If you desire a wireless connection you may rent a wireless cable modem from Optimum (currently $10.00/month, subject to change) or provide and manage your own wireless router.

  • If you’re renting a modem from Optimum, please visit their retail store at 1440 Texas Ave Ste 4, College Station, TX 77840.
  • If you’re providing your own modem, please call Optimum Technical Support at (866) 950-3278 so the modem may be provisioned to work in our system. Contact Optimum for a list of compliant modems.

What type of lease lengths do you offer? 3 month. 6 month. 9 month. 12 month. etc.2021-07-21T21:02:48+00:00

We typically offer only annual (12 month) or longer leases. This is especially true for leases beginning in late July or early August. It will be very rare for us to still have availability by that time. We typically only have availability in (late/early) Dec/Jan, May/Jun, and Jul/Aug.

In the rare occasion that we have a unit that is still available after August 1st, we will offer a shorter term lease on it. Preferring at lease a May ending, but going off of the waitlist at that point. So if you’re looking to lease for just the fall, or the fall and spring, you can check our availability then and contact us if there is an opening.

The other exceptions would be for the occasional December/January or May/June ending leases which is usually from a tenant that lived there long-term and was extended as a special case. Also in the case where someone were evicted for any reason. This type of unit availability and lease is rare and would be decided on a case-by-case basis.

We do offer longer than a one year lease for those who would like to lock their rental rate in at the current pricing. Our rents have never gone down from one year to the next, so it could be a good investment.

We use a standard Texas Apartment Association (TAA) lease. Please see the TAA website at http://www.taa.org/renterinfo/ for more information.

PLEASE NOTE: The units have evolved over the years with slight variations in materials like vanities, tub surrounds, cabinets, counter tops, flooring, and closet doors. All units are painted with the same scheme which is tan walls with white trim/cabinets. There may be a few variations of stained wood, but it is rare. The flooring may vary between carpet in the living room with vinyl tile in the kitchen and bathroom or vinyl wood plank throughout the living room, kitchen, and bathroom. All bedrooms are carpeted. There may be other variations that are not listed here. We do not guarantee specific materials with our leases.

I’m addng this because it was a legitimate question that we received by email.

It’s not too good to be true. Yes it is a inexpensive place to live. Yes it’s that close to campus. Yes it’s convenient to just about everything that matters.

If there is a catch, I guess it’s just that it’s not a new property. Unless it was a teardown/rebuild, nothing in this part of town is new construction. Some people have to live in “the biggest, baddest, newest, most hip, all stainless steel appliance, cutting edge PC center, updated work out equipment, latest in tanning machines, largest pool on earth” type housing. So if that’s what you’re looking for, then this is not it.

But it is a nice, clean, safe, inexpensive little community tucked right off the road in the middle of town. So if you think we’re a fit for you, please schedule a viewing using the form below.

Yes, we do allow pets.

We have a pet policy of no more than 2 pets and no more than 50 pounds combined weight. The fee is $500 per pet.

The following breeds are restricted: Pit Bull, Staffordshire Terriers, Rottweilers, German Shepherds, Akitas and all other aggressive breeds.

A pet agreement must be turned in to our office with any applicable fees BEFORE the pet(s) is brought on to the property.

Our properties are usually 100% occupied, so we rarely run any kind of move-in specials. If we have any, we will be sure to post them across the top of the front page of the site. You won’t have to wonder if we have one or not, if we do, you’ll definitely notice it.

If you choose to drop your rent of in person, it must be received on or before the due date. If you mail it, it must be received by the due date, not just postmarked by the due date.

We do one lease per unit. So if the unit has multiple people living in it, they would be signing the same lease.

No, you can park anywhere. The closer to your unit the better. We have over 70 parking spots for 40 units (64 bedrooms), so there is plenty of parking. many of the units only have one resident for two bedrooms, so there are a lot of available spots. The neighbors even use a few of our spots, but we don’t mind as long as our tenants have plenty.

Can you tell me more about the application and leasing process?2020-03-13T00:19:34+00:00

We use an industry standard Texas Apartment Association lease contract and application form. If you have leased before, it is likely just the newest version of what you previously signed. Applications are processed via a secure online site. If you are interested in a unit, we can schedule a time for you to view the unit. If you decide to lease, then we will sit down with you and complete the application and lease paperwork. Your application fees and deposit will be due at time of lease signing. Your prorated 1st month’s rent and any pet addendum deposits can be paid when you pick up your keys at move-in time.

We have a written qualification policy that covers whether or not you will need a guarantor. Unless you have been gainfully employed for two years, you will likely need a lease guarantor. That form can be downloaded and faxed in by your guarantor, so they do not have to attend the lease signing in person. If they are interested in attending, they are more than welcome as they will become party to the lease.

Once your paperwork is completed, it will be processed by the property management personnel. They will notify you when the paperwork is completed and approved.

The pricing is listed as per unit, not per bedroom. We do not lease per bedroom and just stick you pot-luck with a roommate. Our units are only leased whole. If you want a roommate, then you choose that person. Otherwise, you can probably afford the rent on your own anyway so why bother.

Yes, the closest location is less than a block away, close to the corner of Holleman and Anderson. It’s on the Anderson St. side of Anderson Park. As of this update, it’s TAMU Shuttle Route 28 – Rudder.

Sorry, no. The prospective tenant must sign the lease themselves to be a legally binding TAA lease contract. This is a requirement for our leases.

Do you rent the 2 bedroom units by the bedroom?2020-03-13T00:19:36+00:00

In short, no. We don’t lease these by the room. Many of our 2 bedroom units are leased by a single person who just wants an extra bedroom to use as an office.

The more important question may be, do you want to rent by the bedroom? Many prospective resident like the idea of renting by the bedroom until they fully consider the ramifications. If you rent by the bedroom, then you are handing over responsibility of that room, for better and worse. This means that it’s not your money, but it’s also not your decision. So instead of finding a roommate and going in together with someone you mutually agree on, you would be stuck with whoever we decide to put in there. So with lack of responsibility also comes lack of choice. Something to think about before you jump off into that kind of living arrangement.
